How often do I get paid the rent money?
At The Rental Managers we disburse our Trust account on the 15th and last day of the month. Therefore the bank account of your choice is topped up on these dates of the rent we have collected during these periods. Alternatively, you can just choose 1 payment per month. The choice is yours and we no extra fees if you choose 2 over 1.^ back to top
I am not happy with my current Agent how do I changed over to The Rental Managers?
This is very simple and best of all does not cost you a cent. Our office will supply you with a letter to sign and we will take care of the rest. Our office will notify your tenants and also collect all the information necessary to commence managing your investment from your existing agent.^ back to top
Is an Agents location change their ability to manage my investment?
In our world today it is a known fact that over 90% of prospective tenants use the internet to find homes. With the majority of our tenants paying their rent by electronic transfer, logging maintenance online and communicating by email location is not of a concern to tenants anymore. Should I have Landlord Protection Insurance?
It is not compulsory to have Landlord Protection Insurance however it is always strongly recommended. Landlord Insurance protects you in the event of tenant default and this could be from rent arrears to accidental or malicious damage. While there are plenty of options on the insurance market we strongly suggest you choose carefully as some policies have proven worthless when needed. There are a handful of specialised Landlord Insurance providers and the most widely used policy in our office is EBM. What do I do if I want to sell my Investment Property?
The Rental Managers specialises in renting and managing investment properties but we can certainly help. Choosing the right sales agent is critical in selling your home to ensure a smooth sale and best price whilst managing the tenant through the process. What happens if my tenant doesn’t pay the rent?
Our office policy is to manage arrears on a daily basis and we have invested in technology which is able to produce these reports to monitor every tenant. Between 4-7 days our office will send a SMS reminder to the tenant. As per legislation on the 8th day of arrears our office will issues a Notice to Remedy Breach which gives them 7 clear days to rectify their rent arrears situation. It the arrears is still not resolved then a Notice to Leave may be issued. Our office will not issue a Notice to Leave without first discussing this option with you first. It is our intention at all times to minimise rental arrears by communicating with both Property Owner and Tenant.^ back to top
